BUILD FROM SCRATCH ON YOUR LOT

Select your home plan characteristics such as bedrooms and square feet, and we'll provide you a guaranteed price without even having a design! During the design phase, we'll use your selected floor plan characteristics as a starting place for designing your home from scratch while working with with one of our preferred architects. We can also gladly work with your own architect of choice.

BUILD FROM A FLOOR PLAN ON YOUR LOT

Select one of our well thought-out home plans and customize it to your desires. You can work with our architects to adjust the floor plan and/or customize the finishes.

BUILD ON A ZIBERTY LOT

Ziberty sometimes finds land we can’t pass up, so we design and build on those lots even if we don’t have a customer first. The customization available to you depends on the stage of the project. Ranging from full customization, if we haven’t broke ground, to simply picking the final touches as we approach completion.

3 - 8 weeks Sign & Design

Design Contract

Unleash the architect with the signing of a design contract. When starting from scratch, architectural plans typically range from $5,000-20,000 depending on home size/complexity and the architect selected. The deposit due at contract signing is directly tied to the architectural costs. Architectural plans typically cost $1,500-$5,000 when customizing one of our home plans. Do you already have your plans, or do you prefer one of our home plans just the way it is? That's great, let's skip this step and get on with it.

Whether starting from scratch or customizing one of our floor plans, our architect partners will team up with you to design your home the way you live.

0 - 12 weeks Land

Locating the Right Lot

If you don't already own the lot you intend to build on, it is time to find that perfect lot. We can help by connecting you with realtors who specialize in land in your area. We highly recommend that you have the lot studied to ensure it is compatible with building a home that you desire. We can provide land consultation, suitability studies, and estimate site costs for $1,500.

Build Contract & Loan Closing

Build Contract

Normally, signing a contract to build a custom home is the most stressful part of the process. With Ziberty, we are providing guaranteed price upfront and giving pictures and specifications of your options. Remember, we have been in your shoes. That is why we want your experience to great, and we are transparent from start to finish. When we both sign the contract, we are simply signing a written form of what our website and team have been saying all along.

Loan Closing

Before starting construction, you and the bank sign the loan documents to release the funds to finance the construction. Most loans will require a down payment at loan closing. If you are purchasing a home already under construction, your loan is to purchase the home after it is complete.

8 - 28 weeks Plans & Permits

Grading Plan

Our engineering partners work with you on locating the home, landscaping, water runoff planning, driveway design, etc. Our engineers work with the proper municipality to ensure that everything is designed to code.

Structural Design

Our engineering partners convert the architectural plans into a set of structural engineered drawings that are ready to submit for a permit at your local building and development office.

Permits

Before putting the first shovel in the ground, the local building and development office must issue grading and building permits.

6 - 10 months Home Construction

Laying the Groundwork

The site must be prepped before construction can start. This typically includes clearing trees, installing erosion control fencing, providing a gravel construction entrance, and utility work. If there is an existing structure on the property, then part of the site work will focus on removing that structure.

Building the Home

Rain or shine, it's all hands on deck. Progress is made all year round,
and quality is always the highest priority.

You already selected your finishing packages before construction started, and now it is time to select the specifics. Access to kitchen and master bath designers is included with all of our homes. For a small design fee, Ziberty also offers access to interior designers for all aspects of the home.

Final Walk-through & Occupancy Permit

Walk through your new home with Ziberty to note anything that needs attention. Occupancy permit obtained from city/county.

Permanent Financing, Move In, Warranty

Permanent loan closing and you move into your new home. The Ziberty warranty covers you for 1 year on everything and 5 years structural.
